The standard typology of booking is the weekly one with check-in and check-out permitted on Saturday.
In this case it is possible to send a request or book directly online.
SHORT STAYS AND NOT WEEKLY STAYS:
For some periods there is the possibility of short stays BEGINNING FROM 5 NIGHTS (periods highlighted in GREY in the availability calendar). It is possible to book also weekly stays with arrivals and departures in days that can be different from Saturday (e.g. check-in on Wednesday/check-out on Wednesday).
Also in this case it is possible to send a booking request that will be dependent on our approval within 24 hours.

HOW TO OPTION AND BOOK THE PROPERTY/PROPERTIES
Once we receive the request of option (e-mail, fax, telephone) and once we verify the availability of the famrhouse for the selected period, we will reserve you the chosen farmhouse by sending you via e-mail the confirmation of option.
• You can’t option two properties at the same time.
• The otions will last 72, 48 or 24 hours (the length depends on the period in which the request is made), within which the guests can inform us about their decision.
• After that deadline the options, if confirmed by the guest, will be automatically delated by the system. So it follows that the property will be free and bookable online.
•In case of request of booking, the guests will receive (via e-mail) the reservation form to fill in, containing the guest’s personal data, the amounts and deadline of the different payments (DEPOSIT/BALANCE), payment conditions, general booking conditions.
• In the absence of whatever type of communication by the guest, within the deadlines set, the farmhouse will be free and bookable online.
• In case a guest has optioned through e-mail a property and expresses the intention to book late in relation to the established deadline term and in the meantime a second guest has optioned the same farmhouse for the same period, the first guest must necessarily wait for the second guest’s decision.
• The effective reservation is made by sending (via fax/e-mail) the aforementioned reservation form properly signed and obligatorily accompanied by the identity document of the person who is booking, by making the payment of the deposit according to the following modes and terms.
• In the absence of payment proof and mailing of the reservation form properly signed, the booked farmhouse will be free again and available to other guests.
• When we receive those documents and payments we will send you a countersigned copy and confirmation of your reservation.
- TERMS OF PAYMENT VALID FOR BOOKINGS OF TOURIST RENTALS
The reservation form includes the amounts and the deadlines of the different payments terms useful to make a reservation and defined as follows:
- 25% as deposit to be paid upon booking; the payment of the deposit can be made only by bank transfer;
- 75% as balance to be paid by bank transfer no later than the 45th day preceiding the start of the lease.
The payments for the reservations and the possible repayment will be regulated and accepted only and exclusively with EURO currency.
Please note that we can’t be charged for all the incidental expenses or related to the banking transactions of payment.
When we receive the balance we will provide to send our guests, via e-mail, the documents related to the reservation (Voucher, Directions, Invoices).
- RESERVATIONS MADE LESS THAN 45 DAYS SINCE THE START OF THE STAY
In case of reservations made less than 45 days since the start of the stay, the guests will proceed to the payment of a unique solution of the whole amount of the lease at the time of the reservation.
- MODIFICATIONS TO THE RESERVATION REQUIRED BY THE GUEST
The modifications required after the reservation has been confirmed don’t oblige the property to grant them, in case those can’t be satisfied. Nevertheless we will do our best to please the guest.
- CANCELLATION COMMUNICATION
This contract, according to art.32 of the Tourism Code doesn’t provide for the right to withdrawal referred to the legislative decree 6 September 2005, n. 206 for contracts concluded at a distance. Nevertheless the cancellation of the reservation is allowed and it must be sent on working days (from Monday to Friday from 9:00 until 19:00) preceding the arrival and it doesn’t include the arrival day and the day of the cummincation. The communication must reach us via e-mail or via fax.
CANCELLATIONS VALID FOR THE RESERVATION OF TOURIST RENTALS
The cancellation of a reservation requires the payment of the following penalties:
(In any case 50€ will be withheld, like costs for the examination of the booking paperwork)
– 0% of the total price of the reservation, in case of cancellation communicated within the 90th day since the start of the stay;
– 25% of the total price of the booking, in case of cancellation communicated within the 45th day since the start of the stay;
– 60% of the total price of the reservation, in case of cancellation communicated between the 44th and the 15th day since the start of the stay;
– 100% of the total price of the reservation, in case of cancellation communicated in the 14 days preceiding the start of the stay.
Cancellation for force majeure COVID-19: in case of cancellation of the reservation for proved impossibility to travel because of governmental regulations of limitation of the freedom of movement within national or international territory imposed to face all the epidemiological emergencies COVID-19, Fattoria Sant’Onofrio wil provide for the repayment of the amount paid for the reservation at 100% , except the duty for the guest to communicate to Fattoria Sant’Onofrio (from 7 days before the arrival and in any case within the day preceding the booked stay) the cancellation of the reservation with specific indication of the rasons stated above.
- RESPOBABILITIES AND CLAIMS
All the properties on the internet website www.fattoriasantonofrio.it have been examined and photographed. The descriptions published correspond to the state of the properties at the moment of the publication and have been written bona fide. We’re not responsible in case at the arrival a guest that has correctly viewed the Internet website, isnt’t satisfied with the property, as the company has tried to provide all the detailed information and the best possible description of the structure itself. So we don’t hold us responsible in case a guest hasn’t correctly read the detailed description on the website. Anyway we reserve the right to check on site, during the guests’ stay the reasons of the claim and the possible inaccuracies, both outside and inside the property. In case a guest submit a contestation after the end of the stay no form of refund will be given. No form of refund will go to the guests that decide to bring forward the departure from the booked property, in the absence of valid reasons or serious inconvenience attributable to us and without having given explanation or written justification in advance. We don’t recognize as motivated causes of claim weather events, insect bites, lack of electricity, gas or water if this depends on the government agencies or in any case on third parties.
In case we are obliged to cancel the guest’s reservation for reasons that lie outside his/her will or for reasons of force majeure, we will provide for the refund of all the sums paid, no one excluded.
We do not assume any responsability for any drawbacks caused by third parties or for external events not ascribable to the owner of the property or to his collaborators, such as by way of an example weather events, local fauna, season phenomena, maintenance works of public roads and similar near the leased properties.We do not assume any responsability for personal belongings and/or of worth left unattended inside the property. We aren’t likewise responsible for any drawbacks or damages caused by third parties or for exeternal events not directly ascribable to the property and that aren’t under the direct control of the owner himself.
